It Is (Sellin’) Time!

Hear ye, hear ye…all ye who are gearing up to sell your dwelling place this Spring! That means there are exciting new adventures ahead and we’re here to help get you ready. We’ve got a quick ‘to-do’ list for you to bump over to your ‘I-did’ list to help bump up that resale value (if you haven’t already)!

  1. Curb appeal!

    We’re leaving this one intentionally broad, to offer an umbrella of specific ideas so that you can fill in what works for you & your property.

    • Paint your front door. This is one of our favorite suggestions for every home update list because it is a seemingly small change that creates a not so small impact. You can choose a pop of color (lots more stellar shade options than you might think of!) to make a visually striking statement or go with a classic black hue for an equally eye-catching entrance.

    • Landscaping. This one doesn’t have to be complicated if you aren’t the DIY type. Mow your lawn, plant grass seed, trim or pull out anything that is overgrown. You don’t have to worry about choosing & planting flowers if that’s not your cuppa tea. As long as the end result is neat, you’re on the right track.

    • Update your mailbox. If your mailbox could aptly be named ole’ reliable, than it’s probably looking ole’ and rusty…i.e. it’s an eye sore. You want to eliminate as many of those as possible before listing.

    • Paint your trim. This one does wonders for a “facelift” on your house. It helps brighten & beautify on the whole, without actually committing to a whole house exterior painting project.

    • Power wash your house. Remember what Grammy always says: “Cleanliness is next to godliness.” And Grammy is never wrong! All surfaces spic & span = a spectacular first impression.

  2. Paint!

    In our totally. unbiased. opinion. this is one of the smartest updates you can make. But, like, actually. You want each potential buyer to easily be able to visualize themselves living there. Maybe in the 80’s you were really digging that STUNNING (wink) greeeen hue in your kitchen, but odds are…no one else will dig it…ya dig? The best course of action? Pick a beautiful shade of neutral…and utilize it liberally.

  3. Update your lighting!

    It is a truth universally acknowledged that…lighting is everything. This update can be as extravagant as changing every light fixture in your home or as simple as replacing the dingy lampshade in your living room. Yes, seriously. It can be that simple.

  4. Clean the clutter!

    This plays into the whole concept of buyers being able to picture your home as their home. If you have knick knacks handed down from great, great aunt June on every surface in sight, that’ll be tough to accomplish. We’re obviously not suggesting you trash your keepsakes…just pack ‘em on up. (Besides, this is a great first step in getting YOU packed up and ready to move on to your next beautiful home!) Of course your home is still your home and it should look like someone lives there, but as much decluttering, organizing, and simplifying that you can get done will boost your chance of hooking in those buyers.

  5. Kitchen remodeling!

    Pause that heart attack! Lest you think, we’re talking about an an extensive (and expensive!) overhaul of the entire space. Not necessarily. Let us make some small suggestions: adding or replacing backsplash, installing new cabinetry, painting existing cabinetry (if new isn’t in the cards), changing out cabinet hardware, upgrading appliances or the sink faucet…even just tackling one of these items can make a dramatic impact. But if you have the budget for a full renovation, go for it! Either way, as the heart of the home, the kitchen is one of the most important rooms to focus on when you’re looking to attract buyers.
